15 Step Marketing Plan

How do we sell our home? Why do we need an agent? Your home is likely your most valuable material asset.  Our team will do our best to represent you in getting top dollar for your home.  Our proven 14 step marketing plan has been proven to maximize client home sale values.

1.  Pricing

What is your home worth? Will an appraisal support your opinion? We will help you price your home strategically based on qualified comparable properties to command top dollar, and sell within a set time, based on comparable homes listed and sold and current market trends. You don’t want to under price your home and leave money on the table. But you don’t want to over price your home and miss out on your next opportunity as you home sits and sits for sale.

2.  Staging

What sells? Does my house look OK? Should I remodel my family room? We will help you to stage your home to accentuate your home’s strengths and to provide most appeal to potential buyers.  Both exterior curb appeal and interior feel are crucial to most perspective buyers.

3.  Yard Signs

How do I market my house? People might already be looking for YOUR home. As basic as it sounds, we will provide you with beautiful yard signs, backed by my own name, that will accurately advertise your home for sale.  We can also supply additional marketing collateral, such as flyers, that will help drive-by perspective buyers with information on your home.

4.  Multiple Listing Service, MLS

How do I get maximum exposure for my house? The MLS is the single most powerful real estate tool available. We will submit your listing to the Multiple Listing Service, owned and operated by REALTORS.  We will provide virtual photo tours and compelling property descriptions that highlight the selling points of your home.  We will provide you with an opportunity to approve and request changes to your MLS listing.

5.  Virtual Tours

“A picture is worth a thousand words.” But bad pictures could cost you a buyer. We will create a virtual tour with pictures highlighting your home and telling your home’s story.

6.  Direct Mailings

We can send direct mail to homes within a perimeter of your home and will encourage them to tell family and friends about your home.

We know what people are looking for in our market. We will feature your home on www.WashburnRE.com which has been Search Engine Optimized to our local market.  In addition, we will utilize SEO savvy tools such as Google Maps and YouTube videos to further highlight your home and make your home searchable on the internet.

8.  Security/Access

Above all else, we respect your privacy and will do our best to make sure your home is secure and safe during the marketing process.  Upon meeting with you and discussing our marketing plan, we may place a secure lock box on your home which only licensed REALTORs may access, and which notifies us immediately upon someone’s entry.

9.  Personal Coordination of Showings

We do more than just set up showings. We market your property. Unlike many brokerages which use a “showing service,” we will personally answer phone calls and will speak with agents and potential buyers about your home. We will personally coordinate showings with you to best serve your needs. But remember, we’re a team. We will try to give you as much notice as possible, but occasionally, buyers literally with cash in their pockets might be in town for a couple of hours and might want to see YOUR home. You’re home is for sale. Be ready! 🙂

10.  Negotiating the Offer

What do we do when we get an offer? How do we know it is a good offer? How do we know if they are bona fide buyers? There are a lot of tricks to the trade. We will personally work with you when we receive offers to negotiate the best possible terms for you as a seller.  Our #1 job is to make sure you get the most money possible out of your home.

11.  Coordinate Inspections, Disclosures and Appraisals

Are they going to do an inspection on our house? We had a problem a couple of years ago. Do we need to disclose it? What if our house isn’t worth as much as we think it is? We will work with the buyers or their agent as they order Appraisals and Inspections for your home.  We will also work with you in evaluating the results and taking necessary steps to hold the deal together in case of a bad inspection or appraisal.

12.  Coordinate Title and Escrow

Once we have an offer, then what do we do? How do we pay our liens? How do we get our money? What will our closing costs be? Do we have to buy title insurance? We will work with you in selecting Title Company and Escrow Officers to work with, and we will help coordinate any needs there may be in ensuring clean title.

13.  Real Estate Community

Who will be showing my house? Will you bring buyers? Who are the top producers? We will promote your property to top agents and agents who specialize in your neighborhood.

14.  Closing the Deal

How do we actually close the deal? Title? Deed? Warranties? Payoffs? Our team will personally work with you from listing to closing to ensure that your expectations are met.  In every transaction, challenges present themselves.  We will do our best to avoid preventable challenges and to overcome other challenges.

15.  Communication

What’s the next step? Do we need to be doing anything? Is this normal? How is the market? You will have lots of questions along the way. Communication probably should have been #1 on the list.  Our team will communicate with you regularly regarding buyers, agents, offers, statuses, and anything that relates to the sale of your home.  We will personally answer your phone calls, and if we don’t have an answer for you, we will do my best to find the answer.
